Services

Buyers

Buying commercial real estate is rarely easy. For Buyers, the first challenge is identifying the best building for their needs. Since there is no single source for commercial listings, part of our job at CURO is to aggregate market information to simplfy the buying process for our clients. Our team can also recommend and coordinate due diligence processes for our buyers while providing options for financing, move management, and other building related services. At CURO, we go beyond the site selection by bringing the resources and experience to make the process efficient and transparent for our clients.

Sellers

Selling commercial real estate can be a challenging and lengthy process. For Sellers, it is difficult to accurately value a property in a dynamic marketplace. At CURO we first listen to your goals and then we identify a strategy to achieve the goals within current market conditions. We have bought and sold commercial real estate for our personal account and because of this experience we treat every transaction like it is our own. Our team understands that clear and consistent communication is the key for a seller to be able to react and negotiate any potential offer.

Tenant Rep

Tenants face challenges in finding new space and/or renewing at their current space. Understanding a Landlord’s motivation is crucial to striking the best deal as a tenant. At CURO, Not only can we identify available spaces that are “on the market” or “off the market”, but we know the right questions to ask a Landlord which then help establish a strategy for Tenant negotiations.

Landlord Rep

At CURO, we have been landlords ourselves and know the challenges of making decisions when leasing space. Landlords need market data to make timely decisions, regardless of market conditions. CURO tracks relevant sales and leases to leverage timely market data while applying it to property specific situations.

Consulting

Commercial Real Estate comes in all shapes and sizes. Many times a transaction is not desired and advice is needed on how best to handle the unique situations that are presented in the ownership or occupancy of commercial real estate. While our team will never promote having seen it all, we certainly have the experience and resources to guide decision makers to an efficient resolution. Our team has consulted for Bank REO’s, partnership buy-outs, property optimization, Broker Opinion of Value, Accounting valuations, Tax appeals, and more.

Investments

Investment Properties differ across all types of commercial real estate. With different properties comes different lease agreements, varied financing impacts, unique management needs, and hard to identify latent value. Our team owns commercial investment properties and has sold millions of square feet for others. Knowing how to operate a building and maximize latent value through operations and/or reporting results in the highest price and most efficient sale process for investors.
